  2. WATER RIGHTS DEED

  5. Ophelia O. Owner, referred to as OWNER, hereby grants to Grace G.
  6. Grantee, GRANTEE, GRANTEE's heirs and assigns, the perpetual right
  7. to use water on the demised premises as follows:

  12. as well as the right of ingress and egress through the shortest
  13. route possible appurtenant to the right of the use of water.
  14. OWNER's grant relates to such waters as may be on the premises
  15. from time to time, and by this conveyance owner does not guarantee
  16. or assure any particular amount or quality of water shall be
  17. available.

  19. GRANTEE may only assign these rights to any entity which purchases
  20. the following real property from GRANTEE:
